Sealer is what the topcoat bonds to. Add it and two things happen: 15% comes off the whole package, and the job carries our 1-year workmanship warranty. The discount pays back most of what the sealer costs. On a 4-room Premium the 15% is worth $270, so the $450 sealer works out at $180, and the warranty comes with it.

Your toilet ceiling is already anti-mould, free, on every job. The row above is for taking that same paint to other ceilings. Anything on this list is quoted at the free site inspection, in writing, before we start. Nothing on this list gets added on the last day.
Prices are for the flat sizes shown and cover the whole unit. Sealer is optional and is what carries the 1-year workmanship warranty. The 15% discount applies to full-house packages booked with sealer.

This is the part homeowners worry about most and the part nobody photographs. Here is ours: cabinets and wardrobes tented in plastic, floors and staircases sheeted and taped, a sofa lifted clear of the wall by our own men. Standard on every job at every price.
Preparation
Prep is most of the work.
Taping, pulling off blown plaster, skimming and feathering the patch back flat. If a painter skips this the wall looks fine on day one and shows every ridge by month three.
The paint
Nippon paint, named on your quote.
Matex White, Vinilex 5000, Odour-less All-in-One, Odour-less Ultra Durable. The tin you paid for is the tin we open, and the tier you picked is printed on the quote. A contractor who will not name the brand and the grade is leaving himself room to change it on delivery day.
Anti-mould, no charge
Anti-mould ceiling paint. Free on every job.
Singapore bathrooms never fully dry, and ordinary ceiling paint gives mould something to hold on to. We finish your toilet ceiling in Nippon Odour-less Anti-Mould Ceiling White instead of ordinary white. The paint is free on every job at every tier, and one of our Google reviewers came back six months later to say it had not returned. Treating mould that is already there is a separate item, quoted at the free site inspection.

The questions we get asked before every job.
How much does it cost to paint a 4-room HDB flat?
$800 for Budget in Nippon Matex White, $1,150 for Value in Vinilex 5000, $1,350 for Premium in Odour-less All-in-One, $1,450 for Luxury in Odour-less Ultra Durable. Sealer is $450 on top. Two coats, surface prep, masking and furniture protection are inside every one of those prices. Add sealer to a full-house package and 15% comes off the total, so 4-room Premium with sealer is $1,530 instead of $1,800.
Is the quoted price the final price?
Yes, for the scope we agree at the free site inspection. Two coats, surface prep, masking, furniture and floor protection, the free anti-mould toilet ceiling and free plastering for palm-sized patches are all inside the package price. The only things that cost extra are on the add-on table on this page, and we tell you about them at the inspection, not on the last day.
Do I really need the sealer, or is it an upsell?
Sealer is what the topcoat bonds to. A new BTO wall is still curing and drinks paint unevenly. An older HDB wall that has been painted four or five times is chalky and porous. Sealing first is the only way we can promise the paint will not lift, which is why the 1-year workmanship warranty applies to jobs done with sealer. Without it we will still paint your flat and it will still look good, but we will not pretend to warrant adhesion to somebody else's old paint. Sealer runs from $250 for a 2-room to $650 for a maisonette, and it is what earns the 15% discount.
How long does it take, and do I have to move out?
One to two days for a 3-room, two to three days for a 4-room or 5-room, three to four days for an executive or maisonette. Most customers stay in the flat. Premium and Luxury use Nippon odour-less paint, which is what to pick if a baby, an elderly parent, a cat or a dog, or someone with asthma is sleeping there that night.
What happens to my furniture and my floor?
We move it, we cover it, and we cover the floor too. Every job, every tier. Cabinets and wardrobes get tented in plastic sheeting, floors and staircases get sheeted and taped, and our own men lift the sofa clear of the wall. You do not need to hire movers and you do not need to empty the flat.
Who actually turns up on the day?
Our own painters, in Eco Painting Service shirts, in our own lorry. We do not sub-contract. The person who quotes you works for the same company as the person who paints your wall, which is why you can call 8093 8885 on day two and get a straight answer.
Do I need an HDB permit to paint my flat?
No. Renovation permits are for works that change the structure or the fixtures. Painting a wall or a ceiling is not one of them. If your job includes anything beyond paint, tell us at the inspection and we will say plainly whether a permit is involved.
Can you come on the weekend?
Saturday, yes. HDB renovation hours run 9am to 6pm Monday to Saturday, with no works on Sundays or public holidays, so we book Saturday slots and they go first. WhatsApp 8093 8885 and ask for the next free one.
There is mould on my toilet ceiling. Can you do something about it?
Every job includes free anti-mould ceiling paint. We finish your toilet ceiling in Nippon Odour-less Anti-Mould Ceiling White instead of ordinary white, at no charge. Singapore bathrooms never fully dry, and ordinary ceiling paint gives mould something to hold on to. If there is existing mould that needs treating first, that is a separate item and we quote it at the free site inspection. One of our Google reviewers came back six months later to say it had not returned.
How much deposit do I pay, and when?
50% on confirmation, by PayNow or bank transfer to our company UEN, and we issue a proof of deposit and register your date. Never cash to a painter and never to a personal account. The balance is paid on completion day, after you have walked the flat with the project manager and we have done the touch-ups you pointed out.
What if the paint peels in six months?
Jobs done with sealer carry a 1-year workmanship warranty. Call 8093 8885, we come back, and we make it good.
What is not covered by the warranty?
Our workmanship, for one year, on jobs done with sealer. If it peels, blisters or flakes because of how we painted it, we come back and we make it good. It does not cover new water seepage from a pipe or from the unit above, damage from renovation done after us, or paint you or another contractor put on top of ours. If you are not sure which one you have, send a photo to 8093 8885 and we will tell you straight.
Small cracks and nail holes. Extra charge?
Palm-sized patches, nail holes and hairline cracks are filled free, and we do not count them. Larger areas, blown plaster that has to come off the wall, or water seepage that needs fixing at the source are quoted separately at the inspection so there is no argument later.
